While some of the information below may not yet apply to your situation, there are some provisions that may become applicable prior to signing a Lease. In order to continue with this Application, you’ll need to review the Application Agreement carefully and acknowledge that you accept the terms.

1. Apartment Lease information. The Lease contemplated by the parties will be the current TAA Lease. Special information and conditions must be explicitly noted on the Lease.

2. Approval when Lease is signed in advance.  If you and all co-applicants have already signed the Lease when we approve the SAMPLEApplication, our representative will notify you (or one of you if there are ONLYco-applicants) of our approval, sign the Lease, and then

credit the application deposit of all applicants toward the required security deposit.

3. Approval when Lease isn’t yet signed.  If you and all co-applicants have not signed the Lease when we approve the Applica- tion, our representative will notify you (or one of you if there are co-applicants) of the approval, sign the Lease when you and all co-applicants have signed, and then credit the application deposit of all applicants toward the required security deposit.

4. If you fail to sign Lease after approval.  Unless we authorize otherwise in writing, you and all co-applicants must sign the Lease within 3 days after we give you our approval in person or by telephone or within 5 days after we mail you our approval. If you or any coNot-applicant fails to sign as required yourforApplication will be deemedusewithdrawn, and we may keep the application deposit as liquidated damages, and terminate all further obligations under this Agreement.

5. If you withdraw before approval. If you or any co-applicant withdraws an Application or notifies us that you’ve changed your mind about renting the dwelling unit, we’ll be entitled to retain all application deposits as liquidated damages, and the parties will then have no further obligation to each other.

6. Approval/non-approval.  If we do not approve your Application within 7 days after the date we received a completed Applica- tion, your Application will be considered “disapproved.” Notification may be in person or by mail or telephone unless you have requested that notification be by mail. You must not assume approval until you receive actual notice of approval. The 7-day time period may be changed only by separate written agreement.

7. Refund after non-approval. If you or any co-applicant is disapproved or deemed disapproved under Paragraph 6, we’ll refund all application deposits within 30 days of such disapproval. Refund checks may be made payable to all co-applicants and mailed to one applicant.

8. Extension of deadlines.  If the deadline for approving or refunding under paragraphs 6 or 7 falls on a Saturday, Sunday, or a state or federal holiday, the deadline will be extended to the end of the next business day.

9. Keys or access devices.  We’ll furnish keys and/or access devices only after: (1) all parties have signed the Lease and other rental documents referred to in the Lease; and (2) all applicable rents and security deposits have been paid in full.

10. Application submission.  Submission of an Application does not guarantee approval or acceptance. It does not bind us to ac- cept the applicant or to sign a Lease. Images on our website may represent a sample of a unit and may not reflect specific details of any unit. For information not found on our website regarding unit availability, unit characteristics, pricing or other questions, please call or visit our office.

Disclosures

1.Application fee (non-refundable). You agree to pay to our representative the non-refundable application fee in the amount indicated in paragraph 3. The application deposit is not a security deposit. The applica- tion deposit will be credited toward the required security deposit when the Lease has been signed by all parties; OR, it will be refunded under paragraph 7 if the applicant is not approved; OR it will be retained by us as liquidated damages if you fail to sign or withdraw under paragraphs 4 and 5 of the Application Agreement.

Obtain Answers on Taa Rental Application

  1. What is a TAA Rental Application Form?

The TAA Rental Application Form is a standardized document provided by the Texas Apartment Association. It is used by prospective tenants to apply for rental housing. This form allows landlords or property managers to gather necessary information to assess the suitability of applicants. It includes sections for personal information, rental history, employment, and income details, as well as authorization for credit and background checks.

  2. Can spouses submit a single application on the TAA Rental Application Form?

Yes, spouses may submit a joint application. The form provides an option for both individuals to input their information, such as social security numbers and employment details, on a single form, facilitating a more streamlined application process for married couples.

  3. What information is required about vehicles on the TAA Rental Application Form?

Applicants must list all vehicles owned or operated by them, their spouse, or any occupants. This includes cars, trucks, motorcycles, trailers, etc. For each vehicle, the make, color, year, license plate number, and state must be provided. This information helps in managing parking and ensuring compliance with property regulations.

  4. Is proof of US citizenship required for the TAA Rental Application Form?

The form asks whether the applicant is a U.S. citizen, with options to answer "Yes" or "No." This question is likely aimed at understanding the applicant's residency status; however, the form does not explicitly require proof of citizenship as part of the application process.

  5. How does the TAA Rental Application Form address applicants' credit history?

Applicants have a section to list major credit cards and other non-work income they wish to be considered. Additionally, there's space for explaining any past credit problems on a separate page, allowing applicants to provide context or details about their financial history. This information aids landlords in making informed decisions about the financial reliability of prospective tenants.

  6. What happens if an applicant has a criminal history?

Applicants must disclose if they, their spouse, or any occupant listed in the application have ever been evicted, sued for rent or property damage, declared bankruptcy, or had any felony or sex-related crimes. Details such as the year, location, and type of each relevant incident must be provided. Disclosure of such information enables the owner to conduct a thorough background check, ensuring the safety and security of the property and its residents.

  7. Are emergency contacts required on the TAA Rental Application Form?

Yes, applicants must provide an emergency contact person over 18 who will not be living with them. Information needed includes the contact's name, address, phone numbers, and relationship to the applicant. This ensures the property management has a point of contact in case of emergencies.

  8. What is the purpose of the applicant's signature at the end of the TAA Rental Application Form?

The applicant's signature (and if applicable, the spouse's signature) authorizes the property owner or manager to verify the information provided, including credit and employment history, through all available means. This may include reports from consumer reporting agencies before, during, and after tenancy concerning the lease and income history. The signature also indicates the applicant's understanding and agreement to the terms specified within the form, making it a binding document in the application process.

Common mistakes

When filling out a Texas Apartment Association (TAA) rental application form, it’s essential to be thorough and accurate to avoid any mishaps that could jeopardize your chances of securing the rental. Here are five common mistakes people make:

  1. Not having every adult submit a separate application where required. The form clearly states that each co-resident and occupant over the age of 18 must fill out a separate application, although spouses can submit a joint one. This rule is often overlooked, leading to incomplete applications.

  2. Providing inaccurate information about rental history. It’s vital to list all previous addresses, landlords, and the dates you lived at each place. Some applicants might forget or choose not to disclose certain addresses, but this can backfire if discovered during the landlord’s verification process.

  3. Failing to disclose financial information truthfully. When the application asks for gross monthly income, bank name, or other non-work income, it’s not just a formality. Providing accurate and complete financial data is crucial for the evaluation of your application. Hiding past credit problems or not listing all sources of income can lead to rejection.

  4. Omitting or incorrectly detailing the information regarding pets, vehicles, or additional occupants. This includes not specifying the type, breed, and number of pets; forgetting to list vehicles that will be parked on the property; and not listing every person who will live in the apartment, regardless of age or relationship.

  5. Ignoring the emergency contact section or providing insufficient information. Some applicants might skip this part or not provide a complete address and phone number for their emergency contact, which is crucial information for landlords in case of an emergency.

To avoid these mistakes, it's important to:

  • Read the application carefully and follow the instructions for each section.

  • Double-check that all information provided is truthful and complete.

  • Have all necessary documents and information at hand before starting the application process, including details about your employment, previous rental history, income, and any co-applicants or occupants.

The effort taken to accurately complete the TAA rental application form can make a significant difference in the application process and increase your chances of securing your desired residence.

Documents used along the form

When preparing to rent an apartment or home, several essential documents accompany the TAA Rental Application form to streamline the rental process. These documents help landlords gather comprehensive information about potential tenants, ensuring they're making informed decisions. Below is a list and brief description of often-used forms alongside the TAA Rental Application form.

  • Proof of Income Documents: These include recent pay stubs, tax returns, or bank statements proving the applicant has a stable income sufficient to cover the rent and other expenses. They help demonstrate the applicant’s financial stability and reliability.
  • Rental History Report: A document detailing an applicant's past rental arrangements, including addresses, lengths of stay, and contact information for previous landlords. This report can include references that vouch for the applicant's reliability as a tenant.
  • Credit Report Authorization Form: This form grants the landlord permission to check the applicant's credit history. A credit report will show the applicant's credit score and history of financial responsibilities, helping landlords assess risk.
  • Guarantor Agreement: For applicants who might not meet the income requirements or have less than ideal credit, a guarantor agreement allows another person, like a family member, to co-sign the lease, assuring financial responsibilities are met.
  • Co-signer Application: Similar to the guarantor agreement but more extensive, this application is for anyone who will co-sign the lease. It requires the co-signer to provide personal, financial, and employment information, undergoing the same scrutiny as the primary applicant.

Collectively, these documents create a comprehensive profile of prospective tenants, aiding landlords in their decision-making process. Each document serves to protect the interests of both the property owners and the tenants, ensuring a fair and transparent rental agreement is reached.

Similar forms

  • Rental Lease Agreement: This document is quite similar to the TAA Rental Application form in that it collects detailed information about the lessee(s) and outlines the terms of the rental arrangement. Both documents are crucial steps in the rental process, with the application typically being the first step to screen potential renters, and the lease agreement being the binding contract once the application is approved.

  • Employment Application: Both employment and rental applications seek detailed personal information, including previous addresses and employment history, to assess suitability — for a job in one case and for tenancy in the other. They both might delve into background checks, credit history, and personal references to make informed decisions.

  • Credit Card Application: Like the TAA Rental Application, credit card applications require comprehensive personal and financial information from the applicant to evaluate their creditworthiness. Both forms might inquire about income, credit history, and other financial obligations to ensure the applicant can fulfill their monthly payments, whether it's rent or credit card bills.

  • Loan Application Form: Similar to rental applications, loan applications demand thorough information from the applicant regarding their financial status, including employment, income, existing debts, and credit history. The goal is also to assess risk and ensure the applicant can meet the financial obligations associated with the loan, similar to ensuring rent affordability.

  • Vehicle Registration Form: Vehicle registration forms and the TAA Rental Application share similarities in that both require specific identifying information about the owner (or lessee). Plus, they each may require details about other occupants or users — in the vehicle's case, additional authorized drivers, and in the apartment's case, co-residents or occupants. While serving different purposes, both forms gather detailed submissions for official records.

Dos and Don'ts

When completing the TAA Rental Application form, certain practices should be adhered to for accuracy and to ensure the process is completed correctly. Below are recommendations on what should and shouldn't be done during this process:

Do:

  • Ensure all information matches the details on your driver’s license or government ID card, specifically your full name and street address.
  • Include all past residence information accurately, detailing the move-in and move-out dates, along with the reason for leaving your current residence.
  • Disclose all financial information including employment details, income, bank name, and any non-work income to be considered.
  • Be honest about your rental and criminal history, checking the appropriate boxes to indicate past evictions, lawsuits for rent or property damage, bankruptcies, and any charges or arrests.

Don't:

  • Leave any section incomplete. If a question is not applicable, indicate with N/A (not applicable) instead of leaving it blank.
  • Provide false information or omit relevant details about your rental or criminal history. Inaccuracies can lead to the rejection of your application or termination of your lease.
  • Forget to sign and date the application both on the front and back. An unsigned application is considered incomplete and will not be processed.
  • Assume approval without receiving explicit confirmation. The property management will notify you of your approval status after reviewing the completed application.

Misconceptions

When reviewing the Texas Apartment Association (TAA) Rental Application Form, various misconceptions can arise. It's important to clarify these misunderstandings to ensure applicants are fully informed and can navigate the leasing process effectively.

  • Misconception #1: All occupants must fill out a separate application form, regardless of their relationship.

This is partially incorrect. While each co-resident and occupant over the age of 18 must submit a separate application, spouses are given the option to submit a joint application. This exception aims to streamline the process for married couples.

  • Misconception #2: The application is only about verifying identity and rental history.

Many assume the application solely focuses on confirming the applicant's identity and rental history. However, it encompasses a broader scope, including employment information, credit history, rental and criminal background, among others. This comprehensive approach helps property managers assess the overall reliability and suitability of applicants.

  • Misconception #3: Payment of the application fee and deposit guarantees the apartment.

Another common misunderstanding revolves around the application fee and deposit. Payment of these does not automatically secure the apartment for the applicant. These payments are part of the application process, covering administrative costs and showing intent. Approval is contingent upon meeting the landlord or property manager's criteria.

  • Misconception #4: Failing to disclose a criminal record on the application will not be noticed.

Some applicants may believe that omitting information about their criminal history won't be detected. However, the application explicitly asks for such disclosures, and the management has the right to verify the information provided through various means, including background checks. Failure to disclose or providing false information can lead to application rejection or future lease termination.

Understanding the nuances of the TAA Rental Application Form is crucial for prospective tenants. It ensures that they provide all necessary information accurately and comprehensively, increasing their chances of approval and securing their desired residence.

Filling out and using the TAA Rental Application form accurately is critical for potential renters looking for housing within members of the Houston Apartment Association. Here are seven key takeaways to ensure the application process is smooth and successful:

  • Every adult over the age of 18 planning to reside in the apartment must fill out a separate application, although spouses are permitted to submit a joint application. This ensures that each potential resident's background can be thoroughly reviewed.
  • The application requires detailed personal information, including full name as it appears on your government-issued ID, Social Security number, driver’s license or government ID card number, and other personal details. Providing accurate and complete information is crucial for the verification process.
  • Applicants must disclose their employment history and gross monthly income, as well as any additional non-work income they wish to be considered. This helps the landlord understand if the prospective tenant can afford the rent.
  • The form asks for a comprehensive rental and criminal history. Honesty in these sections is vital; failure to disclose past evictions, bankruptcies, or criminal charges could lead to your application being denied.
  • Potential renters must list all vehicles owned or operated by them and all prospective occupants. This information is often used to assign parking spaces and enforce parking policies.
  • Applicants have the right and are encouraged to review the Lease Contract and any community rules or policies before submitting an application or paying any fees. Understanding these documents beforehand can prevent misunderstandings and legal issues down the road.
  • Signing the application form provides consent to the landlord or management company to verify the information provided, including checking credit history and speaking with former landlords. It's also an authorization for them to share your information with the apartment's utility providers.

Completing the TAA Rental Application form requires attention to detail and honesty about personal, financial, and criminal history. By understanding what is required on the form, applicants can prepare their application more effectively, increasing their chances of securing a rental.
